What families should know about The Barracks

The Barracks is a neighborhood of houses and townhomes for Texas A&M students in College Station. Here's how leasing, billing, maintenance, and safety work, and how you can stay in the loop while your student lives here.

Leasing & Guarantors

How the lease works

Every bedroom at The Barracks has its own individual lease. Your student signs for their own space, so if a roommate transfers schools or moves out, your student isn't responsible for that roommate's rent. Wondering how a Barracks townhome compares to an apartment? See the comparison.

Lease term

Leases run 12 months, from August 1 through July 16 of the following year. Six-month leases are occasionally available. Ask the leasing office what's open.

Signing as a guarantor

Most guarantors are a parent or guardian. After your student signs their lease, you'll receive a separate guarantor agreement by email through Blue Moon to review and sign. Our leasing team can walk you through the guarantor requirements.

Security deposit

Choose between a security deposit of 1.5 times the base rent or Obligo, a security deposit alternative. With Obligo, your student pays a personalized annual service fee instead of putting the full deposit down in cash, and sees the exact fee after completing Obligo's qualification process. Roommate matching

Students without a full group can be matched with roommates who are generally compatible, so everyone can live in the floor plan they want.

Protect the deposit from day one

Within 72 hours of key pickup on August 1, your student completes an Inventory & Condition Form in the RentCheck app with photos of any existing wear. Anything not documented may be charged at move-out. Can't be there? A parent can pick up the key and complete the form as an authorized proxy. See the Move-In Guide and Move-Out Guide.

Rent & Billing

Paying rent and utilities

Rent is due on the 1st of each month. If any part of rent is still unpaid two full days later, an initial late fee of 5% of the monthly rent is added on the 4th, plus $10 for each additional day until it's paid in full. Guarantor portal access

Guarantors can have their own login to our AppFolio resident portal to view charges and pay rent. Ask the leasing office to set yours up.

Ways to pay

  • Online through the portal by e-check, or by credit or debit card for a small convenience fee
  • Autopay, the easiest way to avoid late fees
  • Check or money order made out to "The Barracks" at the leasing office, or in the drop box after hours
  • We don't accept cash

Pets

The Barracks is pet-friendly. Every resident completes a PetScreening profile, even with no pet. Pets require monthly pet rent, and emotional support animals are verified through PetScreening.

Flexible payments with FLEX

FLEX lets your student split monthly rent into smaller payments throughout the month. To enroll, the account must be caught up on all current payments.

The Golden Ticket

Mistakes happen. Every Barracks resident gets a Golden Ticket: up to $80 in late fees waived during their time at The Barracks. If the first waived fee is less than $80, the rest can be used later.

An on-site team that only works here

Our in-house maintenance team works exclusively on Barracks townhomes. They know these floor plans and fixtures, and we often keep the exact part in our own inventory, so most repairs get done quickly and right the first time.

Vetted vendors at better prices

For specialized jobs, we work with a network of vetted local vendors who give us strong pricing. If a repair is billed to your student, you can be confident it's at the best price available.

Stay in the loop

Students submit every request through Property Meld. Parents can be added to Property Meld notifications to see updates on their student's work orders.

How a work order moves

  1. Submit

    Your student submits the request in Property Meld with photos and a description.

  2. Schedule

    Our team reviews it and schedules the repair, typically within 2 business days.

  3. Repair

    Our on-site technicians or a vetted vendor complete the work, usually with parts we already stock.

  4. Updates

    Status updates go to your student, and to you if you've been added to notifications.

Call for major water leaks or flooding, a power outage affecting the whole home, no heat in extreme weather, or a lockout. For a fire or gas leak, call 911 first.

Safety

A historically safe neighborhood

The Barracks has a long track record as a safe place for students to live, and we take steps to keep it that way.

Courtesy officer on site

A courtesy officer lives in the neighborhood and patrols frequently. Patrols increase over winter break and spring break, when many students are away and homes are more likely to be targeted.

Secure homes

  • Locks are rekeyed between residents
  • Smoke and carbon monoxide detectors are tested quarterly during preventive maintenance
  • Private reserved parking at each home

Controlled amenities

  • The community pool is gated
  • The Cove at BearX checks membership at entry
  • Security cameras at the leasing office and amenity areas

Questions parents ask us

Will you talk to me about my student's account?
Yes. Our office can discuss the account with a guarantor on file, including balances, charges, and maintenance.
Can I see charges and pay rent myself?
Yes. Guarantors can get their own AppFolio portal login to view charges and pay rent. You can also pay on your student's behalf by check or money order at the leasing office.
What happens if rent is paid late?
If any part of rent is still unpaid two full days after the 1st, an initial late fee of 5% of the monthly rent is added on the 4th, plus $10 for each additional day until it's paid in full. Total late fees are capped at 10% of that month's rent. Every resident has a Golden Ticket that waives up to $80 in late fees during their time at The Barracks.

Am I responsible if a roommate stops paying?
No. Every bedroom has an individual lease, so your student, and you as their guarantor, are responsible only for your student's own lease.

Is The Barracks safe?

What utilities will my student pay?
Internet, lawn care, and exterior maintenance are included in rent. Electricity, water, and trash are managed by our office, split equally among roommates, and billed through the resident portal.
How far is The Barracks from campus?
The Barracks is in southwest College Station, about 2.5 miles from Texas A&M's campus. Students can take Texas A&M bus Route 40 (Century Tree) from the stop in The Cove parking lot.
My student can't be here on August 1. What happens?
A parent, sibling, or roommate can pick up the key as an authorized proxy and complete the RentCheck Inventory & Condition Form within 72 hours. Email the proxy's name to the leasing office ahead of time, and they'll need to show a photo ID.
