What does it cost to live at The Barracks each month?
Your monthly cost is your rent per bedroom, plus your share of utilities ($60–$120 for most residents), plus the $35.95 Resident Benefits Package. If you have a pet, add $25 a month in pet rent. Parking, internet, lawn care, and your Cove membership are already included in rent.
How much is rent per bedroom?
Rent depends on your floor plan and whether you choose an option like a grass backyard, a lakeside home, or new construction. Every home has a base rent, and options add a set premium.

What's included in rent?

- A Cove at BearX membership, with free entry for you and two guests per day
- Lawn care and exterior maintenance
- Access to all of your home's common areas
How much are utilities?
Most residents pay between $60 and $120 a month for electricity, water, and trash, depending on the season and how much you and your roommates use. We manage utilities in-house: each month your home's usage is split equally among roommates and posted to each resident's portal, so you never set up accounts with utility companies.
What is the Resident Benefits Package?
The Resident Benefits Package, provided through Second Nature, is $35.95 a month and includes five protections and perks:
- Property damage liability insurance: covers up to $100,000 if you or a roommate accidentally cause fire, water, or smoke damage. The landlord's insurance doesn't cover you.
- Monthly air filter replacements: filters are delivered automatically, so you stay compliant with your lease, breathe cleaner air, and keep utility bills down. Buying them yourself would cost about $10–$15 a month.
- Credit building: your on-time rent payments are reported to the credit bureaus, with up to 24 months of past payments backfilled.
- Piñata rewards: earn points for on-time rent, redeemable for gift cards at Amazon, Starbucks, Target, and Uber Eats, plus discounts on everyday expenses.
- $1M identity theft protection: coverage backed by AIG, credit monitoring, and a dedicated US-based specialist who handles recovery for you.

What's an example of a real monthly total?
Here's an example for one resident in a 3×3 Townhome with a grass backyard:

What do I pay before move-in?
- Application fee: $50
- Admin fee: $150
- Utility service fee: $60, charged at the start of every lease
- Security deposit: 1.5 times your base rent, or a flexible deposit through Obligo
- Your first month's rent
For example, for a 3×3 Townhome with a $700 base rent:
Choosing Obligo instead of a deposit replaces the $1,050 with an annual Obligo fee. Bringing a pet adds a one-time $325 pet fee and a $25 PetScreening fee per pet.
Do I have to pay a full security deposit?
No. You have two options for your security deposit at The Barracks: pay a security deposit of 1.5 times your base rent, or register with Obligo as a security deposit alternative.
With Obligo, you pay an annual service fee instead of putting your full deposit down in cash. Your fee is personalized and based mainly on the security deposit amount for your home, along with details about the property. You'll see your exact fee once you complete Obligo's qualification process, so you can decide which option works best for you.
When you move out, you're responsible for returning your home in the same condition you received it. If any painting, cleaning, or repair beyond normal wear and tear is still needed after you move out, Obligo pays those charges to The Barracks on your behalf and then collects the balance from you.
It works just like a security deposit, except you don't have to put all the cash down up front.
What does it cost to have a pet?
- PetScreening profile: $25 per pet
- One-time pet fee: $325
- Pet rent: $25 per month
Every resident creates a PetScreening profile with each new lease:
- Household pet: $25 per pet
- Service or support animal: $0. Assistance animals, including service and emotional support animals, have no screening fee.
- No pet: $0. Residents without a pet complete a short affidavit confirming they aren't bringing one.
The Barracks is pet-friendly, with a private backyard at every home and two dog parks.
Are there any optional costs?
- Stone Co. Climbing membership: $45 a month, a discounted all-inclusive gym membership for Barracks residents
- Mailbox key: purchased from the Bryan Post Office for a fee
- Pet rent, only if you have a pet
What happens if rent is paid late?
Rent is due on the 1st. If any part of rent is still unpaid two full days later, an initial late fee of 5% of the monthly rent is added on the 4th, plus $10 for each additional day until it's paid in full. Total late fees are capped at 10% of that month's rent. Every resident gets a Golden Ticket that waives up to $80 in late fees during their time at The Barracks, and FLEX lets you split rent into smaller payments throughout the month if your account is current.
