Starting at Texas A&M in January, back from a co-op or study abroad, or just need a place for the spring? The Barracks offers spring leases on 2- to 5-bedroom townhomes and houses, 2.8 miles from campus and right on the Texas A&M bus route.

A spring lease covers the second half of the school year with a lease signed directly with The Barracks. No hunting for someone's sublease, and no taking over another student's contract.

How It Works

Getting a spring lease

  2. Reach out

    Inquire about a spot, and our leasing team will confirm it's the right fit.

  3. Apply and sign

    Your lease runs January 1 to July 16, 2027, at the same per-bedroom rate as our standard lease.

  4. Move in

    Pick up your keys and settle in for the spring semester.

  5. Stay for fall, if you'd like

    Spring residents can renew for the fall 2027 leasing season.

Spring Lease FAQ

Common questions

Can I sign a lease for just the spring semester?
Yes. Spring leases at The Barracks run from January 1 to July 16, 2027. You sign directly with The Barracks, so it's a real lease, not a sublease from another student.
When does a spring lease start and end?
Spring leases start January 1, 2027 and end July 16, 2027. If you need to move in before January, ask our leasing team about immediate move-ins.
How much is rent on a spring lease?
Spring rent is the same per-bedroom rate as our standard lease. Current open spots and rents are listed on our Immediate Move-Ins page.
Is a spring lease an individual lease?
Yes. Every bedroom at The Barracks has its own individual lease, so you're only responsible for your own rent, even if you move in with roommates you've never met.
Can I stay at The Barracks for the 2027–28 school year?
Yes. Spring residents can renew their lease for the fall 2027 leasing season, so you can stay put instead of moving again in August.
Are spring lease homes furnished?
Homes at The Barracks are leased unfurnished, so you can bring your own furniture and make your room your own.
Can I take the bus to campus?
Yes. The Barracks is 2.8 miles from Texas A&M and right on the Texas A&M bus route. Routes 34 (Fish Camp) and 41 (Good Bull) stop in The Cove parking lot.
